The limits of the unit-price, schedule and technical information published on this site, stated plainly rather than buried.
Unit prices are planning ranges, not bids
Every figure on this site is a planning range in US dollars for this class of work in the Colorado front-range market. Each excludes engineering, surveying, permitting, bonds, insurance, owner-furnished materials, easement and right-of-way acquisition and any applicable tax, and each assumes normal access and no undisclosed site conditions. All of them carry the date they were last reviewed.
They are published so that a district, a city or an engineer can size a project and build a realistic budget before spending money on design. They are not an offer, not a quotation, and not a bid. The figure that binds either of us is in a bid submitted against your documents or a written proposal for a defined scope.
The ranges are wide on purpose, and the width is information rather than evasion. The four variables that move them — depth, groundwater, congestion and surface — are set out on the unit price page, and they can move the same pipe by a factor of three.
Some items on this site carry no price at all and say “site visit” instead. That is not a sales device. A tie-in to a live main is priced from the plant, with the operators present, and no web page has the information needed to price one.
Spans and sequences are planning figures
Every duration on this site assumes normal access, normal site conditions, a normal procurement path and workable weather. Real projects meet differing site conditions, record drawings that are wrong, easements that are not in place, outage windows that move, permits that take longer than anyone expected, equipment lead times, and Colorado weather.
The seven-stage sequence described on this site is a general shape, not your project's schedule. Yours comes from a schedule built against your scope and your constraints, and even then it is a plan rather than a promise. Anyone in this trade who offers a guaranteed completion date without having seen the facility is selling optimism.
No safety, credential or performance claims
This site publishes no experience modification rate, no incident rate, no safety statistic, no licence or registration number, no bonding capacity, no insurance limit, no employee headcount, no annual revenue, no project count, no named client, no award and no photograph of completed work.
That is deliberate. A number printed on a marketing page is not evidence, because the reader cannot verify it, and in public procurement the reader is specifically required to verify things. Certificates of insurance, bonding letters from our surety, the current safety programme, prequalification submittals, SAM.gov registration details, certified payroll from comparable projects and references are provided on request — to a named person who can check them — rather than published to an audience who cannot.
The one quantitative claim this site does make is that we self-perform more than 75% of the work with our own workforce and equipment. It is the company's own claim, and the page that makes it also sets out exactly how to check it rather than asking to be believed.
Standards and regulations described here
Descriptions on this site of excavation and trench-safety requirements, confined-space entry, water-retaining concrete practice, testing and disinfection regimes, discharge permit obligations and the APWA uniform colour code are general information written to help you scope work.
They are not a substitute for the current text of the governing standards and regulations, which change, nor for your own engineer, nor for your own compliance obligations as the owner of a regulated facility. Where they disagree with the governing document, the governing document is correct.
The colour coding and the drawings
The blue and green used throughout this site are the APWA uniform colour code for potable water and sanitary sewer. They are used here to identify what is in a pipe, and for nothing else. That is a reading aid on a web page and it is not a locate. Before any excavation, an actual utility locate is requested through the one-call system, by law, and what gets painted on the ground governs.
The drawings on this site are worked illustrations of how the scopes of work relate to each other. They are not drawings of a particular facility, not to scale for any real site, and not specifications.
Emergency work
Nothing on this site is a guaranteed response time, and no emergency-response claim is made anywhere on it.
Municipal utility work genuinely does produce emergency calls, and if you have one, telephone and describe what has happened: we will tell you honestly what we can mobilise and when, and if somebody else can be there sooner we will say so. A guaranteed service level is a thing to put in a contract with a named response time and a named remedy. It is not a thing to put on a web page.
